How much does it costs to replace your air conditioner?

Why is this important for buyers? Because it helps you understand how much to negotiate off the asking price if the air conditioner needs replacing. If your home inspection shows the AC is at the end of its useful life, you should know the approximate cost of a new unit. That way, you can factor the replacement into your offer and avoid overpaying.

Based on current Ontario pricing in July 2026, here's what air conditioners cost:

Central Air Conditioning (most common)

  • $4,000–$8,500 installed for a typical system
  • Mid-efficiency units (15–16 SEER2): $5,500–$8,500
  • High-efficiency models: $3,995–$6,000
  • GTA tends to be on the higher end ($4,500–$8,500)
  • Ottawa/Windsor regions: $3,500–$6,000
  • To replace worn out or undersized duct work: $500-$1,500

Ductless/Mini-Split Systems

  • $1,000–$3,000 for installation (plus unit cost)

Window & Portable Units

  • Window AC: $150–$480 depending on window type
  • Portable AC: around $480 for 10,000 BTU units

The price varies based on your location in Ontario, the system size (tonnage), efficiency rating (SEER2), brand, and installation complexity. SEER stands for Seasonal Energy Efficiency Ratio. The higher the ratio, the more energy efficient it is. The GTA typically has the highest installation costs, while smaller cities like Windsor or Ottawa tend to be more affordable.

In real estate, it’s more than just the neighbourhood, the layout, and the overall look of the home. Buyers also need to pay attention to the “guts” of the property. One of the most important components is the HVAC system, and it should always be inspected to understand its condition and remaining lifespan.
